Spring 2025 Market Update: Why Real Estate Remains a Solid Investment in Queens & Long Island

As we enter tax season and watch the stock market fluctuate with uncertainty—whether it’s due to tariffs, inflation, or political shifts—it’s important to zoom in on what truly matters when it comes to your personal wealth: local real estate trends. And in Queens and Nassau County, the market remains remarkably resilient.

Queens Real Estate Snapshot: April 2025

Compared to the same time last year, the residential market in Queens is showing strong signs of growth:

Residential home prices are up 5.7%

Co-op prices have increased 5.3%

Condo prices, however, have dipped slightly, down 4.2%

While condos have experienced a small decline, the steady climb in co-op and residential values reflects continued buyer demand and confidence in the Queens market.

Nassau County’s Surge

Nassau County, meanwhile, is seeing a significant increase in value:

Median sales price is up 12.3% year-over-year

That’s a major jump—indicative of limited inventory and consistent buyer interest. If you’ve been considering selling or tapping into your home’s equity, this is a powerful time to reevaluate your options.

Inventory and Sales Trends

One of the biggest stories of 2025 so far is the inventory shortage. Both Queens and Long Island are experiencing inventory levels down 2.7%, continuing a post-pandemic pattern of tight supply. In fact, inventory remains below pre-pandemic levels—a factor that continues to support home prices.

Despite this, sales volume has increased 0.3% over this time last year—showing that even in a low-inventory market, motivated buyers are still making moves.

A Reminder: Real Estate is Local

While headlines may highlight cooling or overheating in different regions across the U.S., the New York metro area—particularly Queens and Nassau County—has its own rhythm. Here, job markets remain strong, demand remains steady, and lifestyle needs continue to drive local moves.

And remember: real estate is a long-term investment. Unlike the daily ups and downs of the stock market, your home provides stability, potential appreciation, and a place to grow your life.
